Analysing the Causes of Delays in Residential Construction Projects in Algeria: A Case Study Using DMAIC Methodology

Timely project completion is a key indicator of efficiency. However, the construction process is often influenced by numerous unpredictable variables and factors, making it rare for projects to be completed within the planned timeframe. This study investigates the key causes of delays in residential construction projects in Algeria, focusing on the construction of 228 housing units in Ali Mendjeli-Extension Ouest, Constantine. The study employs the D.M.A.I.C methodology to systematically analyze project delays. Structured interviews were conducted with key stakeholders to identify the most critical delay factors among 24 causes, categorized into seven major groups. The severity and frequency of these causes were assessed to develop effective mitigation strategies. The analysis identified three primary causes of project delays: low work rate, poor management and supervision, and adverse weather conditions. Based on these findings, a corrective/preventive action plan and a comprehensive Project Management Plan were proposed to enhance project efficiency and performance. The findings provide construction professionals, policymakers, and project managers with data-driven insights into the primary causes of project delays. and propose practical solutions to minimize them, ensuring the successful completion of future construction projects.
