Sustainable Design for Emerging Micro Housing Trends: Architectural Quality and Livability Challenges in Riyadh’s Rapid Housing Shift

Abstract

The growing Riyadh’s housing market is being significantly shifting from traditionally large family housing units to compact, affordable micro-units. Clearly, due to the influence of Vision 2030-related job growth with high demand for single independent living spaces for expat both genders. Accordingly, converting many two/three-bedroom apartments subdivided into multiple studios. The research aims to highlight the housing challenges of inadequate architectural quality and propose evidence-based recommendations for sustainable occupant centered design interventions. The research method adopted a qualitative approach. Case study analysis investigating field observation, spatial analysis, and comparative rental data in Riyadh Qairawan district. The discussion reveals concerns in these converted units (poor natural lighting, insufficient ventilation, compromised thermal comfort, and layouts prioritizing profit over livability). The study concludes its findings that unregulated conversions compromise occupant health, well-being, and affordability. Recommendations include design guidelines for the proposed micro-units, considering policies for purpose-built micro-housing developments that balance economic sustainability with architectural quality.
